Overview
Türkiye differs from donation-based programmes because the money stays an asset in your name: an apartment, a Turkish lira deposit, government bonds or fund units. Most applicants choose real estate, often because they already want a property in Istanbul, Antalya or another city and see citizenship as a consequence of that purchase rather than its purpose.
The thresholds are set in Article 20 of the regulation implementing the Turkish Citizenship Law. The property minimum rose from USD 250,000 to USD 400,000 in 2022, and since December 2023 only completed or titled units, or land with a building on it, qualify. Every route except job creation and fixed capital investment carries a three-year holding commitment, and the foreign currency has to be sold to a Turkish bank and through it to the Central Bank before the transaction.
The passport needs a visa for Schengen and UK visits, so Türkiye is chosen more for a large economy, a second home and a family nationality than for European travel. Male applicants and sons should also check the military service rules for new citizens.
Licensed Turkish lawyers handle the property checks, certificates and citizenship filing and give the legal and tax advice; Redomiciled helps you decide whether this route fits your plans.
Türkiye citizenship by investment
Turkish citizenship by investment is an exceptional naturalisation under Article 12 of Law No. 5901, granted by Presidential decision to foreign investors whose qualifying investment a ministry or regulator has certified. In 2026 the minimums are USD 400,000 in real estate or USD 500,000 in deposits, government bonds, funds or a private pension, each held three years.
Each route has its own certifying body, which issues a certificate of conformity once the investment is in place: the Ministry of Environment, Urbanisation and Climate Change for real estate, the Banking Regulation and Supervision Agency for deposits, the Treasury and Finance Ministry for government bonds, the Capital Markets Board for fund units, the pension regulator for private pension contributions, the Industry Ministry for fixed capital and the Labour Ministry for creating 50 jobs. Amounts are converted at the Central Bank's effective selling rate on the date of the check.
For real estate, the minimum is USD 400,000 in a unit with condominium or construction servitude registration, or in land with a building on it, with a three-year no-sale annotation on the title. A unit bought off-plan qualifies if the full price is paid upfront under a notarised sales promise with the same annotation. The threshold was USD 250,000 until 2022, and bare land has been excluded since 12 December 2023.
For the deposit, bond and private pension routes, the regulation requires the USD 500,000 in foreign currency to be sold to a bank in Türkiye, and by that bank to the Central Bank, before the investment. The resulting lira is then held for three years in a Turkish lira deposit, lira government bonds or approved pension funds, so the currency risk of a deposit sits with you.
With the certificate, the investor applies for a short-term residence permit in the investor category under Law No. 6458, and the citizenship file is prepared together with it at the special offices the Population and Citizenship Affairs directorate set up for investors. The Ministry of Interior reviews national security and public order before the file goes for a Presidential decision. The spouse and minor or dependent children can be included.
Türkiye recognises multiple citizenship, but your current country may not accept a second one, so check its rules first. Male new citizens who are under 22 in the year of naturalisation, and have not served elsewhere, are liable for Turkish military service. Licensed Turkish lawyers carry out the due diligence on the property, prepare the files and advise on the legal and tax consequences.

Tax notes
- Citizenship alone does not make you a Turkish tax resident: residence follows having your legal residence in Türkiye or staying more than six months in a calendar year.
- Turkish tax residents are taxed on worldwide income at progressive rates from 15% to 40% in 2026, although Law No. 7582 now exempts the foreign-source income of new residents for 20 years if they were not resident in the previous three.
- Rental income and capital gains from the Turkish property are taxable in Türkiye, and your home country keeps its own claims. US citizens remain taxable in the United States whatever second nationality they hold.
General information, not tax advice. Your position depends on your circumstances.
Banking fit
- The purchase or deposit requires a Turkish bank account in your name, and that bank's foreign-currency sale record forms part of the citizenship evidence.
- Banks outside Türkiye treat a Turkish passport as identity only; under CRS you still declare every country where you are tax resident.
Questions
What is the minimum investment for Turkish citizenship in 2026?
USD 400,000 in qualifying real estate, held for three years. The deposit, government bond, fund, private pension and fixed capital routes start at USD 500,000, and creating 50 jobs also qualifies. These amounts have not changed since 2022.
Does an off-plan property qualify?
Yes, if the project has condominium or construction servitude registration, the full price of at least USD 400,000 is paid upfront, and a notarised sales promise carries the three-year annotation in the land register. Bare land no longer qualifies.
Why must foreign currency be sold to the Central Bank?
The regulation requires the investment amount for the property, deposit, bond, fund and pension routes to be sold to a Turkish bank and by it to the Central Bank before the transaction. For deposits the lira is then held for three years.
Do I need to live in Türkiye?
No residence period is required. You obtain an investor residence permit as part of the process, but the citizenship rests on the investment, not on time spent in the country.
Will my son have to do Turkish military service?
Possibly. Men who are under 22 in the year they become Turkish citizens, and have not served elsewhere, are liable, though service can be deferred for two years. Those aged 22 or over in that year are treated as having served.
Who can be included in the application?
Your spouse and the minor or dependent children of you and your spouse. Parents and adult independent children need their own qualifying route.
Banking in our network
We do not publish institution names: the right partner depends on your profile, and each institution keeps its own view on who it will serve.

No partner institution in our network is based here; companies and residents here are introduced to partners in other jurisdictions.
- Redomiciled has no partner banks in Türkiye, so this page covers the citizenship route only; Turkish bank accounts for the purchase or deposit are opened directly with the bank.
- A Turkish passport is a familiar document to international banks, but they still ask for every nationality and tax residence you hold.
- If an account outside Türkiye is the real goal, our banking assessment is the quicker starting point.
Questions
Can I sell the property after getting Turkish citizenship?
Not for three years. The title carries an annotation that the property will not be sold for three years, and the regulation lets you switch between investment types to complete that period. Confirm with your lawyer how a later sale is handled before you buy.
Does Türkiye allow dual citizenship?
Yes. The Turkish Citizenship Law recognises multiple citizenship, so you do not have to give up your current nationality. Your current country's rules decide whether you can keep it.
Is the Turkish passport visa-free for Europe?
No. Türkiye is on the EU's visa-required list for Schengen stays and on the UK's visa national list, so Turkish citizens need visas for both.
